How to Use Zillow Without Getting Used by It

Zillow built a $2B business on your search behavior. The features worth using, the ones that work against you, and the one habit that changes everything for St. Louis buyers.

The Features Worth Using

Zillow has genuinely useful tools for buyers. The problem is that the useful features sit alongside features designed to capture your information and route it to paying agents. Knowing the difference lets you extract the value without triggering the lead capture.

✓ Use These

  • Price and tax history on each listing
  • Draw search tool to define your target zone
  • School district filter (verify with actual district)
  • Days on market filter -- flag stale listings
  • Sold home search for comps research
  • Listing agent contact -- scroll down to find it
  • Lot size and square footage filters
  • Zoning and flood zone information

✗ Avoid These

  • Contact Agent button (routes to Premier Agent, not listing agent)
  • Request a tour button (triggers lead capture)
  • Mortgage calculator with "Get pre-qualified" CTA
  • Zillow Home Loans (affiliated lender; limited comparison)
  • Zestimate as a pricing tool
  • Saved search email alerts (trains Zillow on your behavior)
  • Any form submission before you have a buyer agent

Understanding Zillow Flex

Some agents on Zillow participate in Zillow Flex rather than Premier Agent. In the Flex program, agents do not pay upfront for leads -- instead, they pay Zillow a referral fee of 25% to 40% of the commission when a Zillow lead closes.

What this means for you: the agent you were connected to through Zillow may owe Zillow $5,000 to $15,000 from your transaction depending on the commission. This is not disclosed upfront. It does not necessarily mean the agent is compromised -- but it is a financial relationship you should know about when evaluating advice about which home to buy, what to offer, and whether to proceed or walk away.

How Lead Routing Works in St. Louis

When you click Contact Agent on a St. Louis Zillow listing, here is what happens in sequence:

  1. Your contact information is captured and timestamped.
  2. Zillow identifies which agents have Premier Agent coverage for that zip code.
  3. Your lead is routed to the highest-bid agent for that area -- not the listing agent, and not necessarily any agent with specific knowledge of that property.
  4. Your information enters that agent's CRM. You will receive automated follow-up texts, emails, and calls, typically within minutes.
  5. Zillow records your engagement and uses it to improve their targeting model for future leads.

The listing agent is typically accessible by scrolling down past the Zillow-promoted agents to find the "Listed by" section. This is the person who actually knows the property and can answer real questions about it.

The One Habit That Changes Everything

Engage with Zillow as a research tool, not a contact tool. Search, filter, review price history, check days on market, look at sold comps -- all of that is valuable and free. The moment you submit a form, you become a tracked lead.

When you find a property you want to know more about, contact the listing agent directly by finding their information in the MLS or by having your buyer agent reach out. The listing agent is contractually obligated to respond to buyer inquiries and has actual knowledge of the property that no Premier Agent contact will have.

What Zillow Cannot Replace

Zillow cannot tell you that the neighborhood changes character three blocks over. It cannot tell you that the specific street has a drainage problem that floods the basement of every house on the block after a heavy rain. It cannot tell you that the listing has had three failed contracts in 90 days because the last inspection revealed a cast iron sewer stack that needs full replacement.

These are things a local buyer agent who works in St. Louis every week knows. Zillow's algorithm does not. Use Zillow for discovery and research; use local expertise for evaluation and negotiation.

Frequently Asked Questions

Is it safe to use Zillow to search for homes?

Searching and browsing on Zillow is safe in the sense that it does not trigger lead capture. The risk comes from submitting contact forms, clicking Contact Agent, or requesting tours -- these actions transmit your information to paid agents who did not represent you and may not have knowledge of the specific property. Use Zillow for research; contact agents directly rather than through the Zillow contact buttons.

Who is the agent Zillow shows me on a listing?

The agent prominently displayed on a Zillow listing in most cases is not the listing agent -- it is a Premier Agent subscriber who paid for lead coverage in that zip code. The actual listing agent is shown lower on the page under "Listed by." If you want information about a specific property, contact the listing agent directly -- they have actual knowledge of the property and its history.

What is Zillow Flex and how does it affect buyers?

Zillow Flex is a program where agents pay Zillow a 25-40% referral fee from their commission when a Zillow lead closes, instead of paying upfront for leads. If your agent came from a Zillow contact, they may owe Zillow a significant portion of their commission from your transaction. This relationship should be disclosed but often is not. It creates an indirect financial relationship between your agent and Zillow that is worth knowing about.

How can I find the listing agent on Zillow?

On any Zillow listing page, scroll down past the agent contact section to find the "Listed by" or "Listing provided by" field. This shows the actual listing agent and their brokerage. You can also find listing agent contact information in the listing details section. Alternatively, bring the address to your buyer agent who can pull the full MLS listing with all agent contact details.
