The three medians were close in 2026: $1,348,000 in Town and Country, $1,325,000 in Frontenac and $1,430,000 in Ladue. The houses weren’t. Ladue sold for $387 a square foot, Frontenac $329 and Town and Country $257, so the same money bought a much bigger, newer house in Town and Country.
These numbers count only sales inside each city’s limits. A mailing address doesn’t confirm the city or the school district, so check the exact address.
Short answers first, from 2026 closed single-family sales inside each city’s Census boundary: 31 in Town and Country, 11 in Frontenac and 27 in Ladue, January through September. Frontenac’s 11 sales are a small group, so treat its numbers as examples. These are past sales, not what’s for sale today.
By the square foot, much more. Ladue’s 2026 median was $1,430,000 and Town and Country’s $1,348,000, close at the median. But Ladue sold for $387 a square foot and Town and Country $257, a $130 gap, roughly $570,000 on a 4,400-square-foot house. Town and Country’s homes were also newer (built 1982 vs. 1955).
Somewhat, on only 11 sales. Frontenac’s 2026 median was $1,325,000 against Ladue’s $1,430,000, and it sold for $329 a square foot versus $387. All 11 Frontenac sales were in the Ladue School District, the same district as every Ladue sale.
Far more in Town and Country. At $1,000,000 or less, a 2026 budget reached 11 of 31 Town and Country sales (35.5%), 5 of 11 in Frontenac and 3 of 27 in Ladue (11.1%). The Town and Country homes at that budget had a median of 3,873 sq ft; the three in Ladue, 2,162 sq ft.
At $1,500,000 or less: 19 of 31 Town and Country sales (61.3%), 6 of 11 in Frontenac and 15 of 27 in Ladue (55.6%). At $2,000,000 or less: 25 (80.6%), 7 of 11 and 18 (66.7%). Above $1.5 million, Ladue and Town and Country each had 12 sales.
Town and Country. Its median 2026 sale was built in 1982, with 9 of 31 (29.0%) built in 1990 or later. Ladue’s median was built in 1955, and 20 of its 27 sales (74.1%) were built before 1970. Frontenac’s median was 1979, but with 11 sales it ranged from older homes to new construction.
Frontenac and Ladue. The median days on market (CDOM) was 3 in Frontenac, 7 in Ladue and 14 in Town and Country. 8 of 11 Frontenac sales and 14 of 27 Ladue sales (51.9%) closed above the original list price, versus 11 of 31 in Town and Country (35.5%).
Close medians hide very different houses. Here are the 2026 numbers for each city.
| City (sales) | Median | $/sq ft | Sq ft | Built |
|---|---|---|---|---|
| Town and Country (31) | $1,348,000 | $257 | 4,535 | 1982 |
| Frontenac (11) | $1,325,000 | $329 | 3,690 | 1979 |
| Ladue (27) | $1,430,000 | $387 | 4,400 | 1955 |
Holding size closer to steady tells the same story. Homes of 4,000–4,999 sq ft sold for a median $251 a square foot in Town and Country (8 sales) and $321 in Ladue (6 sales). Market time differed too: a median of 14 days in Town and Country, 7 in Ladue and 3 in Frontenac.
The better question for a buyer is how much of each market a budget actually reached. Each cell is how many 2026 sales closed at or below that price.
| Budget | Town and Country (31) | Frontenac (11) | Ladue (27) |
|---|---|---|---|
| $750,000 | 6 (19.4%) | 2 of 11 | 2 (7.4%) |
| $1,000,000 | 11 (35.5%) | 5 of 11 | 3 (11.1%) |
| $1,250,000 | 15 (48.4%) | 5 of 11 | 8 (29.6%) |
| $1,500,000 | 19 (61.3%) | 6 of 11 | 15 (55.6%) |
| $2,000,000 | 25 (80.6%) | 7 of 11 | 18 (66.7%) |
Below $1.25 million, Town and Country gave a buyer far more chances. By $1.5 million the gap with Ladue closes.
This is the clearest difference. Ladue is mostly homes built before 1970; Town and Country is mostly 1970s and newer.
| Year built | Town and Country (31) | Frontenac (11) | Ladue (27) |
|---|---|---|---|
| Before 1950 | 0 | 1 | 9 (33.3%) |
| 1950–1969 | 6 (19.4%) | 4 | 11 (40.7%) |
| 1970–1989 | 16 (51.6%) | 1 | 3 (11.1%) |
| 1990 or later | 9 (29.0%) | 5 | 4 (14.8%) |
An older house isn’t a worse house, but it changes what you check before you buy. I recommend a sewer scope on every St. Louis-area home, whatever its age or price.
Every 2026 sale inside Town and Country was in the Parkway School District. Every sale inside Frontenac and Ladue was in the Ladue School District. City lines and district lines don’t always match, so verify the district by exact address.
