Most people using Zillow think they are browsing. They are not. Here is exactly what happens in the seconds after you click — and who gets your information.
The moment you click "Contact Agent," "Schedule a Showing," or "Request More Info" on a Zillow listing, you have identified yourself as a high-intent buyer and consented to being contacted by an agent you did not choose, from a company you did not know was in the room.
That agent is not the listing agent. That agent is the one who paid the most for your zip code this month.
Zillow's system has already been building a profile on you before you click anything. Every listing you saved, every price range you filtered, every address you looked up — all of it contributes to a score estimating your likelihood of transacting in the next 90 days.
The moment you click that button, your contact information — name, phone number, email — along with your search history and saved listings is instantly routed to the Premier Agent who purchased leads in that zip code. Zillow operates on a "share of voice" model: agents buy a percentage of advertising space in a local market, not individual leads. If an agent buys 25% share of voice in your zip code, roughly one in four inquiries goes to them — the rest go to other paying agents.
The agent calling you is a buyer's agent who paid for placement in your zip code. They are pulling up the listing while talking to you. Their goal in that first call is to get you to commit to a showing — and, increasingly, to get you pre-approved through Zillow Home Loans.
Your data does not stop moving after the first agent call. Zillow's ecosystem now includes Zillow Home Loans, Follow Up Boss, ShowingTime, Trulia, StreetEasy, and HotPads — all under the same data umbrella.
Zillow's updated privacy policy for Follow Up Boss, effective November 15, 2025, introduced the concept of "mutual customer data." If you have a Zillow account and an agent you are working with uses Follow Up Boss, you become a mutual customer — meaning Zillow can engage with you directly.
In practical terms: if someone in your agent's Follow Up Boss CRM also has a Zillow account, Zillow can use that overlapping data. As one real estate coach noted, "just about everybody has a Zillow account" — meaning this applies to nearly every homebuyer actively searching.
A November 19, 2025 amended class-action complaint alleged that Zillow uses Follow Up Boss to eavesdrop on client communications, censor agents from recommending competing loan providers, and incentivize agents to "burn and churn" through clients.
The central allegation is that Zillow rewards Premier Agent and Flex program agents with high-quality leads only if they meet quotas for referring clients to Zillow Home Loans — an arrangement the lawsuit argues violates the Real Estate Settlement Procedures Act (RESPA).
In December 2025, a U.S. District Judge consolidated two related class-action lawsuits and named interim co-lead counsel. Plaintiffs filed a consolidated complaint shortly after. Zillow denies all wrongdoing. The case is ongoing.
This is the comparison most buyers never make because they do not know to make it.
| Factor | Clicking on Zillow | Contacting a Local Agent Directly |
|---|---|---|
| Who gets your info | Zillow + Premier Agent + CRM ecosystem | That agent and their brokerage only |
| Who calls you | Agent who paid for your zip code | Agent you chose |
| Lender referral incentive | Agent may have Zillow Home Loans quota | No quota — agent works for you |
| Your data after contact | Stays in Follow Up Boss indefinitely | Stays with agent's brokerage |
| Knowledge of St. Louis | Varies — agent bought zip code access | You verified before calling |
| Ongoing contact | Automated follow-up sequences for months | Only when you want it |
On any Zillow listing, scroll past the blue "Contact Agent" and "Schedule Showing" buttons. Below the Premier Agent placements you will find the listing agent's actual contact information — their name, phone number, and brokerage. That is the person who knows the home. One scroll changes who picks up the phone when you call.
Who contacts me when I click "Contact Agent" on Zillow?
Not the listing agent. The agent who contacts you is a Zillow Premier Agent who paid for placement in that zip code. If they do not respond quickly, Zillow's own call center contacts you first and warm-transfers you to an agent.
Does Zillow share my information when I click on a listing?
Yes. Your name, phone, email, search history, and saved listings are instantly routed to the Premier Agent who purchased your zip code. Your data then lives in Follow Up Boss, Zillow's CRM, and may be used across Zillow's ecosystem including Trulia, StreetEasy, and Zillow Home Loans.
How do I contact the actual listing agent on Zillow?
Scroll past the blue Contact Agent and Schedule Showing buttons. The listing agent's actual name, phone number, and brokerage appear below the Premier Agent placements. That is who listed the home and who knows it best.
What is the Zillow Follow Up Boss privacy change?
Effective November 15, 2025, Zillow updated Follow Up Boss's privacy policy to define "mutual customer data" — meaning if you have a Zillow account and your agent uses Follow Up Boss, Zillow can engage with you directly, even while you're already working with that agent.
Is Zillow being sued?
Yes. As of late 2025, a consolidated federal class-action lawsuit in the Western District of Washington alleges Zillow violated RESPA by requiring Premier Agent and Flex program participants to meet quotas for referring buyers to Zillow Home Loans, and used Follow Up Boss to monitor agents who recommended other lenders. Zillow denies wrongdoing. The case is ongoing.
How is working with a local St. Louis agent different from using Zillow?
When you contact a local agent directly, your information stays with that agent and their brokerage. There is no Zillow quota, no Follow Up Boss CRM, and no financial incentive to steer you toward a specific lender. You also get to verify the agent's knowledge of St. Louis before committing to anything.
