Zillow made over $2 billion last year. Not by selling houses — by selling you. Here is exactly how the Premier Agent auction works and why it matters before you click anything.
Zillow made over $2 billion in revenue last year. They did not make it selling houses. They made it selling you — specifically, your contact information and your intent to buy — to agents who pay for access to you. This is not a conspiracy theory. It is Zillow's publicly documented business model.
The moment you save a listing, click "Contact Agent," or hit "Schedule a Showing" on Zillow, you have triggered something you did not sign up for. Zillow's system classifies you as a high-intent buyer lead. That classification has a dollar value. And that dollar value is about to be sold.
Zillow's Premier Agent program allows agents to pay for placement on listings in specific zip codes. The more an agent pays, the more leads they receive. The agent who appears when you click that button did not earn that placement through skill, reviews, or local knowledge. They won an auction.
| What Zillow Takes | Example on a $280,000 Sale |
|---|---|
| Buyer agent commission at 2.78% | ~$7,784 total |
| Zillow Flex referral fee (up to 40%) | ~$3,114 |
| Never disclosed to buyer or seller | Comes out of agent's commission |
Your phone rings within minutes of your click. It feels fast and helpful. It is designed to feel that way. Nearly two out of three buyers work with the first agent they meet. The entire system is engineered around getting an agent in front of you before you have time to think.
The agent calling you does not know the listing. They are pulling it up while talking to you. They are not the listing agent. They are a buyer's agent who paid for your number and is running a practiced script designed to get you to commit to a showing today.
If you tour a home with that agent and sign a buyer agency agreement on the spot, you may be locked in for months with no way out. The NAR settlement that took effect in August 2024 requires buyers to sign a written agency agreement before touring homes. An agreement with no cancellation clause does the opposite of protecting you.
Interview your agent before you tour. Ask directly: are you a Zillow Premier Agent? Do you owe Zillow a referral fee? Can I cancel our agreement in writing? If you want to reach the actual listing agent, scroll past the blue buttons on any Zillow listing. The listing agent's contact is buried below the Premier Agent placements.
Before you commit to a zip code, know what the monthly payment actually looks like there. St. Louis Affordability by Zip Code → →Zillow's system is not designed to find you the best agent. It is designed to find you the fastest agent — the one who paid the most. You now know how it works. That knowledge changes every interaction you have with the platform going forward.
What is Zillow Premier Agent and how does it work?
Zillow Premier Agent is a paid advertising program where agents pay to appear on listings in specific zip codes. When you click "Contact Agent" on Zillow, you are typically routed to a Premier Agent — not the listing agent.
How much does Zillow charge agents for leads?
Zillow's Flex program charges agents up to 40% of their commission when a transaction closes through a Zillow-referred lead. On a $280,000 sale at 2.78% buyer's agent commission, Zillow's cut could be approximately $3,100 — never disclosed to buyers or sellers.
Is the agent who calls me from Zillow the listing agent?
Almost never. A March 2026 study found that only 0.3% of Zillow users understood they were not contacting the listing agent. The listing agent's contact is available by scrolling down past the Premier Agent placements on any listing.
Can I use Zillow without giving my contact information?
Yes. You can browse listings, view price history, use the draw search tool, and research sold homes without clicking any lead-generating buttons. Scroll past the blue buttons on any listing to find the listing agent's direct contact information.
Does Zillow record calls between buyers and agents?
According to Zillow's Terms of Use, calls made through the platform's communication tools may be recorded or monitored. A November 2025 lawsuit expansion alleged that Zillow uses Follow Up Boss to monitor agent-client communications and flag agents who recommend outside lenders.
