Florissant cost less in 2026, a $180,000 median versus $214,450 in Hazelwood, but mostly because its houses were smaller and older. Per square foot the two cities sold almost even, $136 and $132. Florissant had more than twice as many sales, which means more chances at a lower budget; Hazelwood’s homes sold faster.
These numbers count only sales inside each city’s limits. Hazelwood is also the name of a school district that covers much of Florissant, so a “Hazelwood” listing may mean the district, not the city. Check the exact address.
Short answers first, from 2026 closed single-family sales inside each city’s Census boundary: 167 in Florissant (January 6 through October 1) and 63 in Hazelwood (January 6 through September 30). These are past sales, not what’s for sale today.
By the median, yes. By the square foot, no. Hazelwood’s 2026 median was $214,450 and Florissant’s $180,000. But the median Hazelwood house was larger (1,566 vs. 1,301 sq ft) and newer (built 1965 vs. 1958), and price per square foot was nearly even: $132 in Hazelwood and $136 in Florissant.
More chances in Florissant. At $200,000 or less, a 2026 budget reached 107 of 167 Florissant sales (64.1%) and 25 of 63 Hazelwood sales (39.7%). The homes were alike at that budget: a median of about 1,100 sq ft, built in the late 1950s.
At $150,000 or less: 46 of 167 Florissant sales (27.5%) and 11 of 63 in Hazelwood (17.5%). At $250,000 or less: 150 (89.8%) and 43 (68.3%). Above $250,000, Hazelwood had 20 sales and Florissant 17.
Slightly, from about 1,000 square feet up. Homes of 1,200–1,399 sq ft sold for a median $156 a square foot in Hazelwood and $131 in Florissant, but at 1,400–1,699 sq ft they were nearly even, $132 and $130. Many of these groups are small, so read them as a guide.
Hazelwood, by a lot. The median days on market (CDOM) was 9 in Hazelwood and 27 in Florissant, and 78 of 167 Florissant sales (46.7%) took 30 days or more, versus 16 of 63 in Hazelwood (25.4%). 29 Hazelwood sales (46.0%) closed above the original list price, versus 57 in Florissant (34.1%).

Here’s the share of 2026 sales in each city that closed at or below each price, and the median size of those homes.
| Budget | Florissant (167) | Hazelwood (63) |
|---|---|---|
| $125,000 | 15 (9.0%), 1,040 sq ft | 7 (11.1%), 884 sq ft |
| $150,000 | 46 (27.5%), 1,031 sq ft | 11 (17.5%), 962 sq ft |
| $175,000 | 77 (46.1%), 1,048 sq ft | 16 (25.4%), 1,012 sq ft |
| $200,000 | 107 (64.1%), 1,092 sq ft | 25 (39.7%), 1,098 sq ft |
| $250,000 | 150 (89.8%), 1,248 sq ft | 43 (68.3%), 1,280 sq ft |
| $300,000 | 163 (97.6%), 1,291 sq ft | 55 (87.3%), 1,386 sq ft |
From $150,000 to $250,000, Florissant gave a buyer far more chances, with a larger share of its market and three to five times as many sales. At $200,000 the homes in reach were about the same size in both cities.
Holding size steady is a fairer test than comparing medians. These are all 2026 sales in each city, grouped by size.
| Size | Florissant | Hazelwood |
|---|---|---|
| 1,000–1,199 sq ft | $147/sq ft (37 sales) | $153/sq ft (8 sales) |
| 1,200–1,399 sq ft | $131/sq ft (29 sales) | $156/sq ft (8 sales) |
| 1,400–1,699 sq ft | $130/sq ft (29 sales) | $132/sq ft (13 sales) |
| 1,700–1,999 sq ft | $123/sq ft (26 sales) | $133/sq ft (9 sales) |
| 2,000 sq ft and up | $101/sq ft (14 sales) | $119/sq ft (12 sales) |
Hazelwood ran a little higher in each range from 1,000 square feet up, and its larger homes were much newer: Hazelwood’s 2,000-plus sales were built at a median 1986, Florissant’s in 1963. Under 1,000 square feet the two cities sold very differently and the Hazelwood group includes a few low sales, so it’s left out here.
