Maryland Heights, Missouri.

A $300,000 median and 7 days on market in 2026, split between the Pattonville and Parkway school districts, at the corner where North County meets West County. I’ve listed and sold homes here, so this page puts the 2026 numbers next to what I saw on my own sales.

In 72 sales inside Maryland Heights city limits that closed between January 6 and September 29, 2026, the median sale price was $300,000. The middle half sold between $265,000 and $335,500, and the full range ran from $151,000 to $740,000.

Is Maryland Heights North County or West County?

Both labels get used, because the city sits where they meet. FOX 2 St. Louis calls the regions informal and notes that the north–south stretch of I-270 runs through Maryland Heights while the city also touches I-70, the usual line for North County. I group it with North County, and most of its 2026 sales were in the Pattonville School District (50 of 72), which also serves Bridgeton and St. Ann.

Do I need an occupancy inspection in Maryland Heights?

Yes. The City of Maryland Heights requires its own occupancy inspection every time ownership transfers. We had one done on both of my 2026 sales here, and the city can be behind. If you’re selling, schedule the occupancy inspection as soon as you decide to sell, because it can take a few weeks in some cases. Get the current process and fee from the city.
