The tradeoff is distance -- these areas are 20 to 35 miles from downtown St. Louis.
The outer ring of St. Charles County offers new construction at competitive prices with relatively favorable tax rates compared to the inner-ring county suburbs. Zip codes like 63385 (Wentzville) and outer 63366 (O'Fallon) have seen significant development that keeps competition balanced between resale and new construction -- which moderates price pressure on resales.
South County zip codes like 63123 (Affton) and 63125 (Mehlville and Lemay) offer solid housing stock, established neighborhoods, and competitive pricing relative to their proximity to the city and major employment corridors.
