I handle the pricing strategy, listing preparation, professional real estate photography, MLS marketing, showing feedback, offer analysis, negotiations, inspection and appraisal issues, and the transaction through closing.

The 1% + $395 represents George’s listing-side fee and transaction/brokerage fee. Other selling costs may apply, including title/closing charges, agreed buyer concessions, buyer-agent compensation if negotiated, repairs, liens, taxes, or other transaction-specific expenses.

When you need to sell, spending another $15,000 getting a house “market ready” isn’t automatically the right answer. I separate repairs into three buckets.

Fix It
Likely to materially affect marketability, financing, safety, or the transaction.
Price for It
Buyers will notice it, but fixing it may not return enough to justify the money or time.
Leave It Alone
Unlikely to meaningfully change the outcome.

The goal isn’t to make your house perfect. It’s to decide where another dollar actually helps you sell it.

Don’t relist the same house with a new sign and expect a different result.

An expired or withdrawn listing leaves evidence. The pattern of showings, offers, feedback, price changes, days on market, and where buyers stopped responding can tell us a lot about what happened.

Did you get enough showings?

Did a deal go under contract and then fall apart?
