Kirkwood homes sold for more in 2026, a $566,750 median versus $444,500 in Webster Groves, but mostly because Kirkwood’s houses were bigger and newer. Per square foot, the two cities sold almost even: $268 versus $262. The real differences are how much of each market your budget reaches and how old the houses are.
These numbers count only sales inside each city’s limits. A Kirkwood or Webster Groves mailing address doesn’t confirm the city, so check the exact address before you compare a house to them.
Short answers first, from 2026 closed single-family sales inside each city’s Census boundary: 80 in Kirkwood (January 8 through October 1) and 82 in Webster Groves (January 5 through September 29). These are past sales, not what’s for sale today.
By the median, yes. By the square foot, barely. Kirkwood’s 2026 median was $566,750 and Webster Groves’ $444,500, a $122,250 gap. But the median Kirkwood house was larger (2,315 vs. 1,936 sq ft) and newer (built 1951 vs. 1936), and price per square foot was nearly even: $268 versus $262.
More chances in Webster Groves. At $400,000 or less, a 2026 budget reached 32 of 82 Webster Groves sales (39.0%) and 21 of 80 Kirkwood sales (26.2%). The houses were similar in both: a median of about 1,250 sq ft, built in the late 1940s.
At $500,000 or less: 50 of 82 Webster Groves sales (61.0%) and 35 of 80 in Kirkwood (43.8%). At $750,000 or less: 69 (84.1%) and 55 (68.8%). A $500,000 budget reached most of Webster Groves’ 2026 market and less than half of Kirkwood’s.
Not consistently. Each city came out ahead in some size ranges. Homes of 1,600–1,999 sq ft sold for a median $254 a square foot in Kirkwood and $221 in Webster Groves, but homes of 1,200–1,599 sq ft sold for $250 and $275. From 2,000 to 2,499 sq ft they were nearly even, $238 and $242.
Webster Groves. 45 of its 82 sales in 2026 (54.9%) were built before 1940, versus 17 of 80 (21.2%) in Kirkwood. Kirkwood also had new construction: 10 sales built in 2010 or later, at a median $1,250,000. Webster Groves had none.
About equally fast. The median days on market (CDOM) was 6 in Kirkwood and 5 in Webster Groves, and most sold above the original list price in both: 45 of 80 in Kirkwood (56.2%) and 51 of 82 in Webster Groves (62.2%).
The median tells you where the middle of each market sat. The better question is how much of the market your budget actually reached. Here’s the share of 2026 sales in each city that closed at or below each price.
| Budget (at or below) | Kirkwood (80 sales) | Webster Groves (82 sales) |
|---|---|---|
| $300,000 | 9 of 80 (11.2%) | 16 of 82 (19.5%) |
| $400,000 | 21 of 80 (26.2%) | 32 of 82 (39.0%) |
| $500,000 | 35 of 80 (43.8%) | 50 of 82 (61.0%) |
| $600,000 | 43 of 80 (53.8%) | 60 of 82 (73.2%) |
| $750,000 | 55 of 80 (68.8%) | 69 of 82 (84.1%) |
| $1,000,000 | 66 of 80 (82.5%) | 75 of 82 (91.5%) |
At every budget, Webster Groves had more sales in reach and a larger share of its market. The houses at the lower budgets were alike: at $400,000 or less, the median was about 1,260 sq ft built in 1948 in Kirkwood and 1,220 sq ft built in 1949 in Webster Groves. Both moved fast, with a median of 6 days on market in Kirkwood and 5 in Webster Groves.

Comparing medians mixes very different houses. Holding size steady is a fairer test. These are all 2026 sales in each city, grouped by size.
| Size | Kirkwood | Webster Groves |
|---|---|---|
| Under 1,200 sq ft | $319/sq ft (8 sales) | $275/sq ft (17 sales) |
| 1,200–1,599 sq ft | $250/sq ft (11 sales) | $275/sq ft (11 sales) |
| 1,600–1,999 sq ft | $254/sq ft (11 sales) | $221/sq ft (13 sales) |
| 2,000–2,499 sq ft | $238/sq ft (16 sales) | $242/sq ft (16 sales) |
| 2,500–2,999 sq ft | $233/sq ft (11 sales) | $222/sq ft (12 sales) |
| 3,000 sq ft and up | $283/sq ft (21 sales) | $288/sq ft (11 sales) |
Neither city carried a steady premium. The gap flips from one size range to the next, and the biggest gaps sit in groups of 8 to 17 sales, so read them as a guide. The top range isn’t the same kind of house: Kirkwood’s 3,000-plus sales were built at a median 2007, Webster Groves’ in 1920. Condition isn’t in MLS data, and in both cities it moves price as much as size does.
This is the biggest difference between the two cities. Webster Groves is mostly older houses; Kirkwood mixes older houses with new construction.
| Year built | Kirkwood (80) | Webster Groves (82) |
|---|---|---|
| Before 1940 | 17 (21.2%) | 45 (54.9%) |
| Before 1960 | 53 (66.2%) | 73 (89.0%) |
| 1990 or later | 15 (18.8%) | 2 (2.4%) |
| 2010 or later | 10 (12.5%) | 0 |
An older house isn’t a worse house, but it changes what you check before you buy: the sewer lateral, the electrical panel, the foundation and what’s been updated. Kirkwood’s newer homes came at a price: the 10 built in 2010 or later sold for a median $1,250,000.
