Where to Live If You Work at BJC: Start With Your Hospital, Not the Map

Last updated October 30, 2026

BJC isn’t one address. Barnes-Jewish and St. Louis Children’s share the medical campus in the Central West End, but BJC also runs hospitals in Creve Coeur, Town and Country, North County and St. Charles County, and each one sits in a different housing market. Start with the hospital you’ll work at, then look at what the areas around it cost in 2026.

Working at BJC, Answered

Where should I live if I work at BJC?

Near the hospital you’ll work at, because BJC’s hospitals are spread across the region. In 2026 sales, homes around Christian Hospital had medians of $106,700 to $316,000, around Barnes-Jewish West County and Missouri Baptist $300,000 to $1,348,000, and around the main campus $295,000 in Maplewood to $1,240,000 in Clayton. Each hospital and the areas around it ↓

What does a house cost near Barnes-Jewish and Children’s?

Close to the medical campus, the 2026 median was $295,000 in Maplewood, $439,200 in University City, $444,500 in Webster Groves and $1,240,000 in Clayton. The City neighborhoods just south and east of Forest Park, such as Forest Park Southeast, Dogtown and The Hill, are the other close-in option. Around the main campus ↓

How much house can I afford on a BJC paycheck?

It depends on household income, not the employer. At a 7% rate, about $80,000 a year comfortably buys about $213,000, $120,000 about $327,000 and $150,000 about $435,000. Whether that reaches an area near your hospital depends on which hospital it is. What each income reaches ↓

Which BJC hospital will you be working at?

Find it below, then look at the areas listed beside it. On the Missouri side, BJC’s hospitals fall into four groups: the medical campus in the Central West End, two West County hospitals, Christian Hospital in North County, and two hospitals in St. Charles County. Housing around each group runs from some of the lowest prices in St. Louis County to some of the highest.

If you’ll float between hospitals, or your department hasn’t placed you yet, wait to pick an area until you know where most of your shifts will be.

How close to the Central West End medical campus can you live?

Very close, in the City, or a short trip out, in the older Mid-County suburbs. Inside the City, the Central West End itself has condos, townhouses and some houses, and Forest Park Southeast, Dogtown and The Hill sit just south of Forest Park. Every City address is in the St. Louis Public Schools district and pays the City earnings tax.

Just west of the City line, Mid-County ran from a $295,000 median in Maplewood to $439,200 in University City, $444,500 in Webster Groves and $1,240,000 in Clayton in 2026 sales. Those houses are older: the median house sold in Maplewood was built in 1929. Mid-County compared, town by town →

It can, because the train stops in the middle of the campus. The Central West End station on the Red and Blue lines is the busiest on MetroLink, and the bus center next to it sits on the ground floor of the Barnes-Jewish staff garage. The Blue Line runs west through Clayton to Shrewsbury; the Red Line runs northwest through North County to the airport, and both run east through downtown into Illinois.

If you’ll ride, check the station’s walking distance from the exact house, and check the schedule against your shift times before you count on it.

What do homes cost near Barnes-Jewish West County and Missouri Baptist?

From $300,000 in Maryland Heights to $1,348,000 in Town and Country in 2026 sales. Maryland Heights, Manchester and Ballwin are the lower-priced ones; Creve Coeur, Chesterfield, Des Peres and Town and Country run higher.

What do homes cost near Christian Hospital?

Less than around BJC’s other St. Louis County hospitals. Christian Hospital is at I-270 and Highway 367 in North County, and in 2026 sales the median was $106,700 in Spanish Lake, $180,000 in Florissant across 167 sales, $214,450 in Hazelwood, $235,500 in Black Jack and $316,000 in Bridgeton.

What about Barnes-Jewish St. Peters and Progress West?

Both are in St. Charles County: Barnes-Jewish St. Peters Hospital in St. Peters and Progress West Hospital in O’Fallon. The areas around them are the St. Charles County suburbs along I-70 and Highway 364: St. Peters, O’Fallon, Cottleville, Lake St. Louis and Wentzville. St. Charles County has its own property tax bills and its own rules at a sale, separate from St. Louis County’s.

What does your income buy near each BJC hospital?

The same income reaches very different places depending on the hospital. The comfortable budgets below keep the full monthly payment near 28% of gross income at a 7% rate, from this site’s income guides. A lender will often approve more.

A median is the middle sale, so about half the houses in each area sold for less. The full math at $100,000 →

Should you buy before you know your hospital or schedule?

Usually not. Where you’ll work decides which part of the region makes sense, and a house you buy before you know that is a guess. If your placement or shifts are still open, renting for the first year lets you learn the drive before you commit. If you already know the hospital and expect to stay, buying from the start works. Renting first vs. buying →
