What $300K, $450K, and $600K Actually Buy You in St. Louis

One of the biggest mistakes buyers make when moving to St. Louis is assuming price alone tells them what kind of house they can get. It doesn't. A $300K home in South County feels completely different from a $300K home in South City, St. Charles, or Chesterfield. Here's what each budget actually buys — with real sold data by ZIP code.

George Kindler · Licensed Missouri REALTOR® · 13 Years Experience · Buyers · Updated May 2026

The St. Louis housing market is highly segmented by location, school district, age of housing stock, taxes, and renovation quality. The result is that two homes with the exact same price can create completely different ownership experiences. Buyers who search by price alone usually figure this out the hard way — after touring homes.

The smarter question is: "What kind of lifestyle does this budget actually buy in the specific area I want to live?"

Budget Tier One
$300,000
One of the most competitive price points in St. Louis. Nearly every buyer category competes here — first-time buyers, FHA buyers, VA buyers, relocation buyers, and young families. Most buyers only get two of three: condition, location, square footage.

South County at $300K

South County is where $300K creates the widest range of experiences. The ZIP code matters enormously:

63125 (Lemay)$219,000$125,000Move-in ready with room
63123 (Affton)$259,500$235,000Competitive move-in ready

63128 (Concord / Sappington)$421,900$290,000As-is or below-median
The South County Reality at $300K $300K in 63125 gets you a completely different home than $300K in 63129 — same county, $140K difference in move-in ready midpoints. Most buyers don't realize this until they're already touring homes.

St. Charles County at $300K

The honest read: $300K in St. Charles County buys dated or smaller inventory in most ZIPs. Move-in ready midpoints run $320K–$360K across the county. Buyers who need $300K to go further usually find more value in South County's 63123 or 63125 corridors.

South City Warning at $300K A renovated brick home that passes visual inspection may still carry a 60-year-old sewer lateral, original cast iron plumbing, or a panel that hasn't been touched since 1978. Get the sewer scoped. Always.
Budget Tier Two
$450,000
The biggest difference between $300K and $450K in St. Louis is usually less compromise. Buyers gain access to stronger school districts, better condition, and more desirable neighborhoods — without sacrificing as much. But competition still matters heavily.

South County at $450K

63129 (Oakville / Mehlville / Green Park)$360,000$311,000Well above midpoint — updated inventory

63021 (Ballwin / Ellisville)$414,200$375,000Above midpoint — Rockwood access

Budget Tier Three
$600,000
At $600K, buyers expect move-in ready condition, premium finishes, and strong school districts. They usually get those things — but St. Louis remains location-sensitive even at this level. The same budget means very different things depending on where you're looking.

West County at $600K

ZIP / AreaMove-In Ready MidpointAs-Is Midpoint$600K Gets You
63122 (Kirkwood)$600,000$400,000Exactly at midpoint — real competition

63131 (Des Peres / Frontenac area)$832,500$400,000As-is midpoint only — dated inventory
The Chesterfield Shock Buyers relocating from lower cost-of-living markets often assume $600K is "premium" everywhere. In 63005 Chesterfield, the move-in ready midpoint is $800K. $600K puts you below the as-is midpoint. Budget expectations need to be calibrated by ZIP, not by dollar amount.

South County at $600K

In South County, $600K is well above the move-in ready midpoint in every ZIP code. Buyers are looking at the top tier of available inventory — renovated homes, premium lots, and the strongest condition on the market.

At every price point, what the house costs at closing is only part of the equation. what buyers regret most after buying a cheap house in st. louis covers the post-closing costs that many buyers in this range don't see coming.

The Real Pattern Buyers Eventually Notice

As buyers move from $300K to $450K to $600K, the market changes less around square footage and more around compromise reduction, neighborhood quality, school access, and condition consistency. Higher budgets do not eliminate tradeoffs. They reduce them. And in some neighborhoods — Chesterfield, Des Peres, Ladue — even $600K still involves significant compromise.

The Three-Tier Summary $300K — Move-in ready in Lemay, Affton, South City corridors. As-is or smaller in Mehlville, Oakville, St. Charles County.
