Last updated July 10, 2026

South County is not one market. It is a group of communities with very different prices, school-district assignments and competition levels. This guide is the orientation page: use it to decide which South County areas belong on your shortlist, then move into the deeper price, school-district and neighborhood guides linked below.

What South County Actually Is

South County is the informal name for the southern portion of St. Louis County. It is not a municipality, a school district, or a zip code. It is a geographic and cultural shorthand that buyers, agents, and longtime residents use to describe a cluster of communities south of I-44 and the River Des Peres that share a broadly suburban character and similar daily-life infrastructure.

The nine communities in this guide — Affton, Concord, Crestwood, Green Park, Lemay, Mehlville, Oakville, Sappington, and Sunset Hills — are what most buyers mean when they say "South County." They span a median home value range from $152,000 to $523,000. They are served by three school districts. And they sit in different positions on the competitiveness spectrum — some of the hottest markets in the entire state of Missouri, and some of the most patient.

South County vs. South City South City refers to the southern portions of the City of St. Louis — a separate political entity with its own tax structure, school system, and housing stock. South County is South St. Louis County. They share a border but are different markets. If you are searching both, understand you are searching two distinct markets.

How Competitive Is South County Right Now?

Several South County communities rank among the most competitive real estate markets in the entire state of Missouri based on Redfin data for January through October 2025. This is not a slow suburban market. Buyers who show up without pre-approval and a clear strategy lose deals.

Mehlville has the highest rate of homes selling above list price in the entire South County group — 68.6%. That is a buyer who loses one in three offers to someone who paid more. If you are targeting Mehlville, you need to understand that before your first showing.

School Districts: The Decision That Changes Everything

Before you decide on a neighborhood, decide whether school district matters to you — and if it does, understand that district assignment in South County is an address-level question, not a neighborhood-level question.

The three districts serving South County buyers are Lindbergh Schools (93.5% APR score), Mehlville School District (91.7% APR score), and Affton School District. Both Lindbergh and Mehlville are top performers. The difference shows up in the price premium: Lindbergh-assigned communities command a meaningful premium over comparable Mehlville-assigned homes.

Which Buyer Profile Fits Which Community

The most common mistake South County buyers make is starting with a community name instead of starting with their actual situation. Here is a cleaner way to think about it:

Occupancy Permits in South County: Why the Address Matters

“South County” is a regional label, not one permitting jurisdiction. Occupancy rules are set by each incorporated city or village, and by St. Louis County for unincorporated areas. Two homes a few blocks apart can fall under different rules. A community name or mailing address doesn’t by itself tell you which jurisdiction’s rules apply; the exact address does.

Do I need an occupancy permit when I buy a home in South County?

It depends on which jurisdiction covers the address. Some South County cities and unincorporated St. Louis County require an occupancy permit or inspection when a home sells or a new occupant moves in. Crestwood does not require one for an owner-occupied resale, and Fenton has no general resale occupancy permit for existing homes. Use the table below for the jurisdiction that actually covers the property.

Do occupancy rules differ between South County municipalities?

Yes. The trigger differs: some jurisdictions tie the permit to any change of occupancy, some to a change of ownership, some to rentals only, and Fenton to new dwellings. Who applies and when also differs. In Sunset Hills the seller commonly applies before closing, and in Lakeshire the seller is instructed to request the inspection before closing.

The exact address controls. Affton, Concord, Lemay, Mehlville, Oakville, Sappington and the other listed local areas are community names, not cities. The County rule applies only if the parcel is in unincorporated St. Louis County; some addresses with these names sit inside a municipality with its own rules. City and village rows apply inside those city or village limits. South County areas not listed here aren’t covered in this table; check with the local city or St. Louis County.

How do I find out which occupancy rules apply to a specific address?

Before closing or moving in, confirm the rule for the specific property:

  1. Look up the exact address in the St. Louis County Geospatial Data Center to see whether it is inside a city or village or in unincorporated St. Louis County.
  2. Open the official occupancy source for that jurisdiction (linked in the table) and note what triggers the requirement: a sale, a change of occupant or a rental.
  3. Ask who applies and when. In some cities the seller typically applies before closing; in others the new occupant obtains the permit.
  4. Build the inspection and permit into the closing or move-in date. In unincorporated St. Louis County, the home can’t be occupied until the permit is issued.
  5. If the home will be rented, confirm the rental process separately. Crestwood, for example, asks for the rental application at least 30 days before move-in.

Three things matter more than picking a neighborhood name:

  1. Know your actual budget — not what you're approved for, but what the monthly payment looks like at current rates including property taxes, insurance, and PMI if applicable. South County property tax rates vary significantly by zip code and municipality.
  2. Get pre-approved before you tour. In Crestwood, Mehlville, and Affton especially, the window between seeing a home and needing to write an offer can be 24 to 48 hours. Buyers who tour without pre-approval lose deals.
  3. Verify school district by address before you fall in love with a home. In Concord especially, the district can shift block to block. The listing description is not a reliable source.
